Affordable Senior Housing for those 55+

Van Allen is made up of 110 one and two bedroom units of housing for those 55+. The eighteen acre site is located within the Delmar area of the Town of Bethlehem on Route 9W. It is in a suburban rural area served by two strip shopping malls providing supermarkets, drug stores and banks, along with other stores and services. Scheduled bus service accommodates the site. Adjacent, single-family homes provide a variety of housing opportunities linked together by communal areas and amenities to form an integrated community.

The apartment homes have been designed to meet the specific needs of seniors. The community is available exclusively to seniors 55+; defined as households headed by a person 55 years of age or older. Rents, which include both heat and hot water for the residents, are based on an income level as a percentage of the area median income.

Electric is paid separately by the resident and is estimated to be $52/month for the 1 bedroom apartment and $70/month for the 2 bedroom apartment.

Each apartment is built on a single level and consists of approximately 633 square feet for one bedroom and 892 square feet for two bedroom units. Handicapped access is available throughout all of the building and a number of units are designated so they can be readily equipped to accommodate handicapped residents.
